How often should a chimney be inspected in Tampa?
NFPA 211, the national standard for chimneys, fireplaces and vents, calls for an inspection at least once a year. Tampa's humid summers, frequent thunderstorms in the rainy season and hurricane season keep a chimney wet and exposed for much of the year, so a yearly check before the cooler months is a good habit even if you rarely light a fire.
My fireplace is rarely used. Can it still have problems?
Yes. Most Tampa fireplaces see only a few cool nights a year, so the chimney sits idle and damp for months, collects oak leaves, palm debris and nests, and can leak long before anyone notices. Rust on the cap and cracks in the crown happen whether or not you burn wood.
Do you work on gas fireplaces?

Wind can bend a cap, crack a crown or loosen flashing, and the damage often shows up only when the next heavy rain comes. A new stain on a ceiling, debris on the roof or a rattling cap are all good reasons to call.
